Underneath every price objection is one question: does this pay for itself. A $900,000 sale at 2.5% is about $22,500 in gross commission, and on a 70/30 split with your brokerage about $15,750 of that is yours. Solo is $2,988 a year, and there is no setup fee to add to it. Your side of that one deal covers a little over five years of it. Five years of the thing that answers every lead you get at nine at night.

vs. Structurely

Structurely does not publish a price. Their smallest published tier starts at teams of two to ten, their plans are annual, and month to month costs 20% more, per their pricing page in August 2026. Mine starts at $249 for one agent, printed on this page, month to month, and you can read the whole bill before you talk to anyone.

vs. HouseWhisper

HouseWhisper charges a platform fee plus a referral fee on every closing, so the better your year, the more you pay. Ours is one flat monthly price: close ten deals or fifty, you keep every dollar, and the CRM and every lead stay yours.

vs. Roof AI

Roof AI publishes $349 a month for Core and $749 for Intelligence, plus a free tier capped at five leads a month, checked August 2026. Solo is $249 with 500 unique leads and Solo Pro is $399 with 1,500, listings work the same on both, and there is no setup fee against their onboarding. One agent per assistant, and it replies in whatever language your visitor writes in.

vs. Lofty and Ylopo

Those are full platforms with a CRM, a website, and ads, and you pay for all of it whether you use it or not. Lofty also bills $30 per 100 leads on top, per their published pricing in August 2026, so the better it works the more it costs. This is the assistant, on the website you already have, with nothing extra charged when it works.

vs. a human assistant

An ISA service typically runs $1,500 to $3,500 every month and goes home at 5pm. Your assistant starts at $249 a month, never sleeps, and answers in seconds.

How many agents are using this?

Few enough that I would rather give you the real number on a call than dress it up here. This is new. I am not going to invent testimonials or paste brokerage logos to hide that, because you would find out eventually and then nothing else I told you would count for anything. What is a unique lead?

One person who wrote back, counted once for the calendar month however many messages pass. It counts when, inside the month, a person sent at least one message and the assistant sent at least one back. Someone who chats on your site on Monday and answers a text on Wednesday is one lead, not two, because it is the same person. Someone who comes back a week later is still that same lead. Free and never counted: visitors who read the chat and never type, opens with no reply, bounces and opt-outs, bulk reactivation sends nobody answers, and any thread you worked entirely by hand. Every line of that is checked by an automated test against the live database, so the counter has to agree with me.

Am I going to blow through 500?

Probably not, and I would rather tell you the honest shape of it than sell you the bigger plan. 500 unique leads means 500 different PEOPLE WROTE BACK to you in one month, which is about sixteen new humans replying every single day, weekends included. It is not the size of your database: a buyer sitting in your pipeline who does not reply this month costs nothing, which matters because most buyers take months to purchase. What does get you to 500 is paid traffic. If you are consistently past it, moving up a size beats buying top-ups every month: Solo Pro is $399 for 1,500. The counter runs from your first day and a banner goes up at 80% of your plan, so you are never guessing and nothing about it arrives as a surprise.

What happens if I go over my included leads?

Nothing gets dropped, and nothing gets charged without you pressing a button. At 80% of your included leads a banner goes up in your dashboard, so you see it coming. At 100% a 7 day grace period starts and the assistant keeps running at full strength, so one busy month never costs you a lead. After the grace period it drops to capture only: it still greets the person, still takes the name, phone and email, and still alerts you in seconds. It just stops the AI qualification and the automatic follow-up until the month rolls over or you move up a size. If you only need a bigger month, 50 more leads is $25 from your dashboard. One thing to be straight about: unused leads do not carry over.

What is the difference between the plans?

Seats, and the size of the shared pool. Seats and room, never features. Every one of them runs the same assistant and the same CRM. Solo is $249 for one agent with 500 unique leads, and it is where most agents start. Solo Pro is $399 for the same single seat with 1,500, for someone running paid traffic or doing enough volume that 500 stops being enough every month. Team is $175 a seat with a three seat minimum, so $525, and it carries 1,000 unique leads per seat shared as one pool, so a busy month for one agent is covered by a quiet month for another. It also adds the roll-up dashboard, seat invites, lead reassignment and @mentions, which only mean anything with more than one person. Brokerage is $150 a seat at fifteen or more, and you pick the seat count at checkout like every other plan. The arithmetic worth saying out loud: at three people Team is $525 against $747 for three Solos, so it is cheaper AND you get twice the leads, shared.

Is there a limit on how many listings I can have?

Yes, and it is 500 per agent. That is per seat and not per office, so on a team or at a brokerage every agent carries their own 500, and yours is not spent by anybody else. No plan buys you more room for listings than another, and no plan charges you by how many you load. I used to price this by listing count and it was backwards: capping listings capped what your assistant was allowed to know, which made it worse at the exact job you hired it for. Import an MLS CSV, paste your public listings page URL, or type them into your dashboard.

Is there a setup fee?

No. Not on any plan, not waived, not deferred, not charged later. You pay the monthly and that is the whole bill.

What happens when my 30 days end?

On day 31 the first charge hits the card you signed up with, at the price on the plan you picked, and I email you before it happens so nothing renews by surprise. Cancel before then and you are never charged a cent. Cancelling is Settings, Billing, Cancel, or a text to me.

You are one person. What happens to my leads if you stop?

It is the right question to ask a one-person company, and it got sharper in September 2025 when a CRM with roughly 165,000 users on it, priced from $25 a month, shut down and took a lot of workflows with it. That company was not small, so being owned by something bigger is not the safety people assume it is. I am not going to swear I will outlive everyone. What I can do is make leaving cost you nothing: month to month, no contract, and a one-click export of every lead and every transcript. Follow Up Boss also syncs as leads land, so your book never exists only inside my database.

Do you have a plan for a brokerage or a team?

Two, and both are published rather than hidden behind a call. Team is $175 per seat per month with a three seat minimum, so $525 to start, and the 1,000 unique leads per seat are shared as one pool. It adds the roll-up dashboard, seat invites, lead reassignment, @mentions and shared views on top of everything in Solo, on every seat. At fifteen seats and up it becomes Brokerage at $150 per seat, bought the same way as every other plan: you pick the seat count at checkout. Fifteen seats is $2,250 a month. How do listing answers actually work?

When your assistant answers “what do you have available?”, it answers from your own listings, and loading them takes about a minute: export your active listings from your MLS as a CSV and import in one click, paste your public listings page URL and it pulls what it finds, or type them straight into your dashboard. Update them whenever they change, or send them to me and I’ll do it. Every plan holds the same 500, and it is 500 per agent rather than per office, so each seat has its own room. If nothing is loaded, it does not guess: it takes the buyer’s criteria and hands them to you to follow up personally.

How do I cancel?

Right from your dashboard: Settings → Billing → Cancel. Two clicks, with an email confirmation the moment it’s done. Or just text or email me and I’ll do it the same day; no forms, no retention call either way. You also get a reminder the day before your 30 days end, so nothing renews by surprise. And every lead your assistant captured stays yours.

Can it really speak Spanish?

Yes, really. It notices what language a visitor writes in and answers the same way, Spanish included, with no setup. Try it yourself: open the live demo and write to Marisol in Spanish.

I am not technical at all. Is that a problem?

Not even a little. Putting it on your website means pasting one line of code, and if that sounds scary, email me and I will do it with you on the phone.

Will it sound like me, or like a robot?

Is it Fair Housing safe?

The assistant is instructed to stick to objective facts about homes and the market, to refuse steering questions and the proxies for them, including is it safe, are the schools good, is it good for families, and not to ask about or discuss protected classes. It still helps with the lawful searches people actually have, like 55+ communities or a step-free home. Anything sensitive or legal it declines and offers to connect the person with you. Those instructions reduce the risk. They do not eliminate it, and no vendor of a language model can honestly promise you it never errs. Which CRM does it work with?

Follow Up Boss is built in natively, so every lead posts straight into it, tagged and ready, on every plan. On a different CRM? Most others connect through a webhook (Zapier, Make, or similar) you set up from your dashboard. Not sure yours will work? Just ask and I’ll confirm before you sign up.

Who owns the leads?

On a seat you pay for yourself, you do. Every lead lands in your inbox and your dashboard as it happens, you can export them any time, and if you cancel, everything your assistant captured stays with you. On a seat your brokerage pays for, the brokerage is the account holder and owns the file, and you have full access to your own leads for as long as you hold the desk. I would rather you know which one you are signing up for now than find out when you move offices. No exit fees and no hostage data either way.

Can I change how it looks or sounds later?

Anytime. Want new colors, a different greeting, a more formal tone, updated listings? Just ask. Updates are included in your monthly price.
