A CRM, an AI lead responder, an after-hours line, market data, transaction tracking and video tooling are separate bills when you buy them one at a time. Here they are one product, in sizes that differ by seats. The assistant and the CRM are the same on every one; Team and Brokerage add the office tools, from lead routing to the roll-up. It starts at $299 a month for one seat, and listings work the same on every plan, up to 500 for each agent. No setup fee, first 30 days free, card at signup, month to month or by the year at 12 months for the price of 10, cancel in two clicks.

Nothing about the AI is held back to make a bigger plan look fuller. Solo at $299 runs the same assistant and the same CRM as Brokerage, on one seat. Team and Brokerage add the office layer on top: lead routing, the roll-up, a claim pool, reassignment and @mentions, marked below.
The AI is not on for new accounts yet. Until it is, the chat takes a name and number for you.

No plan charges you by how many people write back. You are not billed by the lead, the conversation, the message or the minute. A month where forty people reply costs exactly what a month where four do. A lead is never silently dropped.

The math
Underneath every price objection is one question: does this pay for itself. A $900,000 sale at 2.5% is about $22,500 in gross commission, and on a 70/30 split with your brokerage about $15,750 of that is yours. Solo is $3,588 a year month to month, and there is no setup fee to add to it. Your side of that one deal covers a little over four years of it. Four years of the thing that answers every lead you get at nine at night.

Each rival cell comes from that vendor’s own public page, checked September 30, 2026. A blank cell is one I could not check there, not a gap in their product.
Few enough that I would rather give you the real number on a call than dress it up here. This is new. I am not going to invent testimonials or paste brokerage logos to hide that, because you would find out eventually and then nothing else I told you would count for anything. Here is what you can check yourself in the next five minutes instead: the product is fully built and running, and you can open the live demo and the dashboard it fills. Everything else, like how fast I answer and whether I actually fix what you ask me to, you get thirty days to test without paying and two clicks to cancel if I do not hold up. Being early is the trade: you get me personally, and the roadmap bends toward the agents who got here first. Open the live demo →
No. You are billed by the seat and by nothing else — not by the lead, the conversation, the message or the minute — so a month where forty people reply costs exactly what a month where four do. Your dashboard still lists everybody who wrote back, because it is worth seeing: one person, listed once for the calendar month however many messages pass. Somebody who chats on your site on Monday and answers a text on Wednesday is one person, not two. There used to be an included-lead number here with a warning at 80% of it and a $25 top-up pack. It is gone, and it is not coming back as anything else: the meter only moved when a STRANGER wrote back, which is not something you control, so it charged you most in your best month.
Seats. Nothing else — not features, and not how many people write to you. Every plan runs the same assistant and the same CRM, and none of them meters your traffic. Solo is $299 for one agent. Team is $239 a seat with a 2 seat minimum, so $478, and it adds the office layer: the roll-up dashboard, office lead routing with a claim pool and an activity feed, seat invites, lead reassignment and @mentions, which only mean anything with more than one person. Brokerage is $199 a seat at 6 or more, and you pick the seat count at checkout like every other plan. The arithmetic worth saying out loud: 2 people on Team is $478 against $598 for 2 Solos, so the second seat costs less than the first.
Yes, and it is 500 per agent. That is per seat and not per office, so on a team or at a brokerage every agent carries their own 500, and yours is not spent by anybody else. No plan buys you more room for listings than another, and no plan charges you by how many you load. I used to price this by listing count and it was backwards: capping listings capped what your assistant was allowed to know, which made it worse at the exact job you hired it for. Type them into your dashboard, or, where the AI is switched on, import an MLS CSV or paste your public listings page URL.
No. Not on any plan, not waived, not deferred, not charged later. You pay the plan price and that is the whole bill.
On day 31 the first charge hits the card you signed up with, at the price on the plan you picked, and I email you before it happens so nothing renews by surprise. Cancel before then and you are never charged a cent. Cancelling is Settings, Billing, Cancel, or a text to me.
It is the right question to ask a one-person company, and it got sharper in September 2025 when a CRM with roughly 165,000 users on it, priced from $25 a month, shut down and took a lot of workflows with it. That company was not small, so being owned by something bigger is not the safety people assume it is. I am not going to swear I will outlive everyone. What I can do is make leaving cost you nothing: cancelling is two clicks and stops the next renewal, nothing runs past the time you have already paid for, and every lead and every transcript exports in one click, including after you cancel. If you connect Follow Up Boss, every lead also lands there as it arrives, so your book never has to exist only inside my database.
Two, and both are published rather than hidden behind a call. Team is $239 per seat per month with a 2 seat minimum, so $478 to start, and it suits a desk of 2 to 5. It adds the office layer on top of everything in Solo, on every seat: the roll-up dashboard, office lead routing, round robin or first to claim, for the leads that arrive by forwarded portal email, the lead API, an open-house sheet or by hand, with a claim pool and an office activity feed, plus seat invites, lead reassignment and @mentions. At 6 seats and up it becomes Brokerage at $199 per seat, bought the same way as every other plan: you pick the seat count at checkout. 6 seats is $1,194 a month, and the two rates are set so the 6th seat never costs an office more than the 5 it already had. Nothing in an office is metered by how many people write to it, so there is no pool to share and nothing for a busy desk to run down. You add each agent from the Team page with a name and an email, and each one sets their own password. Agents never see each other’s leads. Everything for brokerages →
When your assistant answers “what do you have available?”, it answers from your own listings. Type them straight into your dashboard. Where the AI is on, it can also read the CSV your MLS exports, or your public listings page, in about a minute. Update them whenever they change, or send them to me and I’ll do it. Every plan holds the same 500, and it is 500 per agent rather than per office, so each seat has its own room. If nothing is loaded, it does not guess: it takes the buyer’s criteria and hands them to you to follow up personally.
Right from your dashboard: Settings → Billing → Cancel. Two clicks, with an email confirmation the moment it’s done. Or just text or email me and I’ll cancel it for you; no forms, no retention call either way. You also get a reminder the day before your 30 days end, so nothing renews by surprise. Cancelling stops the next renewal and nothing else: the time you have already paid for runs to its end. And every lead your assistant captured stays yours.
Yes, wherever the AI is switched on. It notices what language a visitor writes in and answers the same way, Spanish included, with no setup.
Not even a little. Putting it on your website means pasting one line of code, and if that sounds scary, email me and I will do it with you on the phone.
It will sound like you. Your assistant picks up your tone from your signup answers, and you can adjust its personality, greeting, and style anytime from your dashboard. Want it dialed in perfectly? Send me a note and we tune it together until it reads like you wrote it.
The assistant is instructed to stick to objective facts about homes and the market, to refuse steering questions and the proxies for them, including is it safe, are the schools good, is it good for families, and not to ask about or discuss protected classes. It still helps with the lawful searches people actually have, like 55+ communities or a step-free home. Anything sensitive or legal it declines and offers to connect the person with you. Those instructions reduce the risk. They do not eliminate it, and no vendor of a language model can honestly promise you it never errs. That is why every word is transcripted and exportable, so you and your broker can read exactly what was said. As the licensed agent, compliance remains yours. Full details on our Trust page →
Follow Up Boss is built in: connect it and every lead posts straight into it, tagged, on every plan, so you can keep it while you switch. Most other CRMs connect through a webhook (Zapier, Make, or similar) you set up from your dashboard. Not sure yours will work? Just ask and I’ll confirm before you sign up.
Yes, and all at once rather than one at a time. Exports from Follow Up Boss, kvCORE and Lofty import as they come, and a BoomTown export or any other CSV goes through the column mapper; it lands as leads you can work, filter and campaign to the same day. From then on the new ones arrive on their own. Forward the portal emails to your private address and each one lands as a lead. A clear one starts your automated follow-up; an unclear one waits for you to look. A lead API plus Zapier covers Facebook Lead Ads and the rest.
Through the alert emails they already send you, yes. Forward those alerts to the private intake address on your dashboard, by hand or with an auto-forward rule in your email, and each one lands as a lead in seconds. A clear one starts your automated follow-up; one it cannot read clearly waits for you to look. It works for any portal or lead vendor that emails you leads. To be straight about the limit: I am not plugged into the portals themselves and I do not pull their listing data. It is the email, caught and answered instead of sitting in your inbox until Sunday.
Yes. They are called action plans: email sequences you design step by step, with waits from a few hours to months between steps. Start one by hand on any lead, or have it start itself when a lead is captured, changes status, or picks up a tag. Every message goes out under your name with your signature and an unsubscribe link, and an unsubscribe stops the plan for that person on the spot. Plans are email only; texting stays something you send yourself.
On a seat you pay for yourself, you do. Every lead lands in your inbox and your dashboard as it happens, you can export them any time, and if you cancel, everything your assistant captured stays with you. On a seat your brokerage pays for, the brokerage is the account holder and owns the file, and you have full access to your own leads for as long as you hold the desk. I would rather you know which one you are signing up for now than find out when you move offices. There is no exit fee. The owner downloads the whole office from the export page, while the account is open and after it closes.
Anytime. Want new colors, a different greeting, a more formal tone, updated listings? Just ask. Updates are included in the price.
